Homebuyer Tax Credit Extended, Expanded


President Obama signed a bill that extends and expands the Homeowners Tax Credit (HTC).

This is the tax credit that has encouraged first-time homebuyers to enter the homes sales market with a $8,000 tax credit.

Key Details

In many ways, the new version of the HTC is superior to the expiring credit.

It extends the HTC until April 30, 2010.

Perhaps even more important, the HTC is now expanded to provide a $ $6,500 credit to current home owners purchasing a new or existing home between November 6, 2009 (the date the new HTC takes effect) and April 30, 2010, provided that the current homeowners have used their existing home as their principal residence for five consecutive years within the last eight years.

HTC may be used to purchase many types of homes as long as they are used as primary residences. Purchases of single-family detached homes, townhouses, condominiums and cooperatives qualify for the favorable tax treatment.

First-time homebuyers qualify for a slightly higher tax credit. HTC allows homebuyers who have not owned a home for the three previous years to qualify as first-time homebuyers.

Key Limitations

The credit may be used on home purchases valued at no more than $800,000.

The income limits have been expanded by the new HTC. Under the new HTC, individuals with incomes not to exceed $125,000 and married couples with incomes up not to exceed $225,000 are eligible for the full tax credit. The credit phases out for incomes up to $145,000 and $245,000 respectively.

Done deal

Well we became BPG (Buyer's Protection Group) as of December 1st so no more Land America...yea! Its time to get some new business cards and start the new marketing campaign. Its been slow the last week or two since Thanksgiving so I hope it picks up before Christmas like it normally does. We will see what happens. Not much else to talk about so stay tuned.

Land America becoming BPG

The company I work for, BPG, has a management team that bought the Home Inspection and Home warranty division from Land America Property Inspection service in bankruptcy court and we are now in the process of changing our name to Buyer's Protection Group. http://www.bpgwi.com/ The management team and all employees are the same, we are now a stand alone company instead of being part of Land America. There were several divisions of Land America with the main part being Land America Title and that division was purchased by Fidelity title. Are name change has finally been approved by the department of insurance but will not be official until sometime in December. I look forward to serving all my clients with the same level of integrity, service and commitment as I always have.
